A leaking dishwasher, ice maker, steam oven or water filter can be a surprise when you finally discover it. Sometimes they spew water and it’s obvious, but usually by the time you discover it, they have created a lot of damage. The most common sign is wood floor cupping in front of the dishwasher or refrigerator? Is this covered by insurance? It depends. If the leak hasn’t been going on for a long time there is a good chance it is covered. Rot is usually not covered in average policies but everything else may be. All policy questions should be directed to your agent or representative.
Drying out an appliance leak
The other challenge with dishwashers and other appliance leaks is the impact they may have on the cabinets around them and walls behind them. If water traveled under the cabinets, it may damage the cabinets by staining or swelling them. If the cabinets are installed over the floor covering and water gets under all that, the only way to access that area is by removing the cabinets. If they are mounted on the subfloor sometimes the floor can be accessed for drying by removing the toe kick in addition to drying from below. The wall behind the cabinets can be a challenge unless the adjoining room of that common wall is open. For example, if the dining room wall adjacent to the wet kitchen wall does not have built in cabinets, that wall can be opened to allow airflow. We have had situations in which the wet wall behind the cabinets was an exterior wall. In that case, removing the siding and insulation to dry the wall is more economical than removing and replacing the cabinets. Brick or stone removes that choice. As you can see, appliance leaks can present some challenges.
