Restoring Water Damaged Wood Floors in Nashville

We often think of hardwood floors as being very susceptible to water damage. And while this is true, you may be surprised to learn that water-damaged wood floors can often be restored – but only if action is taken immediately and the water is from a clean source, such as a broken supply line.

Regardless of the circumstances, your only chance of saving your hardwood floors is calling in a professional for help. And don’t delay or you risk irreversible damage.

Can You Save My Hardwood Floors from Water Damage?

Hardwood flooring has the highest probability of being restorable, but it depends on:

  • the saturation level of the wood. Totally saturated wood can swell the cell structure of the wood and cause permanent damage.
  • how long the wood has been exposed to the water damage. A large volume of water extracted immediately creates much less damage to the wood floors than a small amount of water that has been leaking for a while. Indoor air quality is a concern with older water damages.
  • how much the water damage has affected the installation. Wood that is cupping (curling up a little on the edges) can possibly be restored. Buckling wood floors (the swelling wood has broken loose from its installation to the subfloor) cannot be repaired.
  • if it is prefinished. A factory applied finish typically has an addition of aluminum oxide and is cured with ultraviolet light. A severe water damage can cause the wood to swell and the factory applied finish will not, which creates a checkered or alligator look.
  • it’s condition prior to the water damage. If the floor was already stained or cupped it can only be restored to its condition prior to the water damage.
  • the category of water damage. Clean water sources (Category 1) typically allow for restoration. Sewage or Floodwater (Category 3) standards require replacement in most cases.

What is Wood Floor Restoration?

At Tier Restoration, we use wood floor drying mats that lay on the floor and are connected to a powerful vacuum that sucks the moisture out of the wood. Many times heat is applied below the floor and plastic sheeting is installed over the mats to “float” them with hot, dry air. In some cases, that is enough to restore the wood floor to its original condition. All that might be necessary is mopping the floor and you are done.

In other cases, after drying the floor with the wood floor drying mats they will need to be sanded and refinished. The restoration can also be a combination of removing and replacing a section of the floor that was damaged beyond repair then sanding and finishing the entire floor.

Can engineered wood floors be restored?

It depends (sorry). Usually, the answer is no. Engineered floors are like plywood with the top layer being the nice stained and prefinished wood that you see. In rare cases, the damage is slight and the top layer is thick enough to withstand a light sanding.

What about laminate flooring?

Usually not. Laminate flooring is basically fiberboard (wood fibers pressed together) with a veneer of wood, or even a thin sheet and picture of wood on top. When it gets wet, it swells and will not return to its original shape when dry. If damaged by water, it is permanently damaged.

What about water damage from flooding or a sewage backup?

In all cases of restoring water-damaged wood floors, the water must be from a clean source (Category 1 according to the S500). All wood that has been damaged from an unsanitary source (sewage, flood, groundwater, etc) cannot be restored.

TOP notch folks. Called and got an immediate response. I called them in a hurry and they showed up the next morning to do a mold test. Very helpful and professional and I will use them again!!!

I had nothing but a wonderful experience with Tier. They were on time, very friendly and knew exactly what they were doing. I had a spot that I'd had for 4 year on my carpet and figured I would have to replace that carpet but they got it out after a couple of tries. I was truly amazed. Alex, the manager, I'd worked with before and I can't say enough good things about him. He's always there when you need him with a solution for whatever your problem is. He has a very positive attitude and is great to be around. All in all my experience was fantastic!

I honestly believe you won't find a better company to work on your home than TIER. Alex has always given me more than fair estimates and exceeded all my expectations with the final product.

Most recently, TIER installed an interior french drain in my house. Alex came out to my house through all stages of the project. He even did a final walk through and decided that he was not satisfied yet and told me he would send his guys out to bring it to his standards. I can't stress how rare this is.

Until working with Alex and TIER, I had not found a company in Nashville that I trusted. They are the only company in Nashville I would feel comfortable recommending to a friend.

Greg Lewis Tier Restoration is committed to doing the best work. The company's slogan, “Experience The Next Level” really describes Greg's work ethic as a professional in his field. He is a great resource for folks who need help with their homes. Greg and his team are folks to be trusted!

I've been selling homes for over 30 years and have owned rental properties for over 10 years. Tier Restoration is by far the best company of its kind I have ever used. As a real estate Broker selling hundreds of homes a year it is empowering to have a company as competent and professional as Greg Lewis and his crews. As a landlord I have personally used them twice in the past 12 months on major situations. The kind of challenges that would cause many to lose sleep over. In both cases Alex took my fear and concerns I was facing and extinguished them all by his consistent timely communication and professional awareness throughout the process to completion.
From simple duct cleaning to major foundation and crawl space repair and remediation there is only 1 company that I call. They are simply the best!

The Tier group were amazing!! From the moment they walked in my front door, I knew we were going to be in good hands. The work was professionally done, and the communication was outstanding. Don't waste your time looking at other restoration companies, choose Tier and have that peace of mind that we had!!

Alex and his team are amazing to work with. Everyone is courteous, on time, and thorough in their work. Alex stops by to personally check on his crew and talk with the homeowner. I highly recommend Tier Restoration and will certainly use them again and again.
